Pre-demolition survey

A pre-demolition survey is required before any structural demolition. This must include an asbestos survey (Regulation 5 of CAR 2012), structural survey confirming structural sequence, and confirmation that services have been made safe. Survey findings must be reflected in the RAMS hazard register and method statement.

Demolition sequence and temporary works

Structural demolition must follow a planned sequence to maintain stability. Where temporary propping, shoring, or restraint is required to maintain stability during the sequence, these are temporary works requiring a Temporary Works Coordinator (TWC) and must be documented. The RAMS must reference the demolition sequence drawing or structural engineer’s note.

Services isolation

Before any demolition, all services (gas, electricity, water, drainage, telecoms) must be disconnected or isolated. The RAMS must record: who isolates each service, what the isolation method is, and how the isolation is confirmed before work begins. Gas Safe registration number required for gas disconnection.

Exclusion zones

A permanent exclusion zone must surround the demolition area. Size depends on the height of structure and method of demolition. Barriers and signage are required. The RAMS must state the zone dimensions, barrier type, and control of access.

Dust and noise

Wetting down before and during demolition. Monitoring required for work near occupied buildings. The RAMS must address Control of Pollution Act 1974 obligations and state dust suppression method, noise monitoring trigger levels, and communication with adjacent occupiers.
