Demolition RAMS Checklist

Demolition is a Schedule 3 high-risk activity under CDM 2015, requiring a notifiable project F10 to be submitted to the HSE and pre-demolition planning to be undertaken. Demolition RAMS must cover the full pre-demolition survey, structural sequence, service isolation, exclusion zones, dust and noise controls, and waste management arrangements.

Demolition RAMS Checklist

  1. Pre-demolition preparation — Structural engineer’s demolition sequence report. Refurbishment and Demolition (R&D) asbestos survey completed before any demolition work begins. All services isolated and capped at the mains by the appropriate utility (gas, electricity, water, telecoms)
  2. Structural sequence — Top-down demolition sequence where required. Temporary works/propping plan for retained structures or adjacent structures at risk of instability. Structural engineer approval required for any deviation from the sequence
  3. Exclusion zones and public protection — Hoarding or Heras fencing with suitable foundation for the height. Separation between demolition work and public or occupied areas
  4. Asbestos management — R&D survey findings reviewed. If ACM is present: notifiable Non-Licensed Work (NNLW) or Licensed Asbestos Removal contractor arranged before structural demolition
  5. Dust, noise, and vibration — Dust suppression during breaking and loading; RPE for operative exposure; noise impact assessment for nearby residents or businesses; vibration monitoring if close to sensitive structures
  6. Plant and equipment — Long-reach excavator, demolition excavator, breaker attachments, crusher, skip lorries. CPCS-certified operators for all plant. Pre-use inspection records
  7. Waste management — Segregation of waste streams: inert hardcore, metals, timber, plasterboard (cannot be landfilled with biodegradable waste), hazardous waste. Waste carrier registration and duty of care documentation
  8. Emergency arrangements — Structural collapse procedure, fire procedure, utility strike procedure, first aid provision, and site emergency contacts
